Vilamoura is a planned resort rather than a town that grew, and that shapes everything about buying here: the marina is the centre, the golf courses and their villas radiate out from it, and the whole thing is run to a standard that holds prices up. Our head office sits on Avenida Tivoli, a few minutes from the marina, and it is the office most of our international enquiries come through.
The buyer profile is different from the west. Here we spend more time on rental yield, on condominium charges, and on which resort a property actually sits inside — because in Vilamoura the address is a legal fact with costs attached, not just a description. If you are buying to let, we will tell you what a unit realistically returns in this market before you offer, including the months it earns nothing.
The office also serves the Golden Triangle proper — Almancil, Quinta do Lago and Vale do Lobo — where the market runs on relationships and a good share of the best properties are never publicly listed. Living in Vilamoura
Vilamoura splits by resort. The marina apartments are the rental engine — walkable, busy, and priced accordingly. Old Village, Laguna, Pinhal and Victoria hold the golf villas, each with its own condominium rules and charges. Further out, towards Falésia, the plots get bigger and the pace drops.
Quarteira, next door, is the working town: a long beach, a real fish market, and prices that still surprise people who only know Vilamoura. Loulé, inland, is where the Algarve does its living — a market town with a proper centre, twenty minutes up the hill. Almancil is the service capital of the Golden Triangle, and Quinta do Lago and Vale do Lobo are the top of the market: gated, and unlike anywhere else on this coast.
Faro airport is twenty-five minutes away, which is the practical argument for this end of the Algarve — for owners who fly in for long weekends, the eastern strip simply works better than the west.
