Carvoeiro is a cliff village that grew into one of the central Algarve’s most wanted addresses without losing its shape: the beach is still the middle of it, the streets still run down to the sea, and the villas sit on the headlands either side. Our office is a few minutes away in Lagoa, the administrative town the whole area belongs to, which is where the notaries, the câmara and the lawyers are — a practical location rather than a shop window.

Living in Carvoeiro
Carvoeiro itself divides in two. The village and the headlands around Algar Seco are the postcard side — walkable, busiest in summer, and the tightest supply. Behind them, Vale de Milho and the roads towards Sesmarias hold larger plots and quieter, newer villas: five minutes by car from the beach, and noticeably better value per square metre.
Ferragudo, across the river from Portimão, is the fishing village that never turned into a resort, and buyers who find Carvoeiro too busy often end up there. Porches sits the other way, towards Armação de Pêra, with pottery, golf and a slower pace. Estômbar and Lagoa town are the inland, year-round options: services, schools, and prices that reflect the fifteen minutes to the coast.
A note on the market: the central Algarve has more built stock than the west, so comparables are easier to find — and buyers who do their homework here negotiate better. Ask us for the sold evidence on a street before you make an offer; we will send it.
